  • Ensuring lease compliance
  • Preparation of budget and accounts
  • Ensuring adequate and comprehensive building insurance is in place
  • Book-keeping and accounting including payment of invoices arising
  • Ensuring building and communal areas meet all current Health & Safety legal requirements
  • Arranging for and overseeing of general day-to- day maintenance
  • Carrying out regular periodic inspections
  • Dealing with any insurance claim and obtaining quotations
  • Regular liaising with Directors and attending AGM.
  • Issuing of service charge/ground rent demands and collection of same

ADDITIONAL SERVICES (for which charges are incurred) include:

  • Sell of unit within the block – liaising with solicitors (costs normally borne by vendor/purchaser)
  • Major works – liaising with contractors/surveyors/architects, etc.
  • Attendance at any court hearing associated with the block
  • Meetings outside of office hours
